Deal-Funding Opportunities

Funding deals as a private lender can be a great way to make money through real estate. Typically we work with a private lender as a “debt investor.” To sum it up, the property buyer, Loftbridge for this example, finds a great deal on a new property. The private lender then lends us a sum of money to cover the purchase price and necessary repairs of a property. A binding legal agreement sets the terms, such as the term length and payment schedule. We close on the property and take ownership, and then make payments with interest to the private lender until we sell the property, refinance, or in any other way acquire the funds necessary to pay back the private lender, in full, within the agreed upon term length.
It’s great for the private lender, because:
- Their loan is secured by real estate, a real property, which was purchased by our experienced, reputable company at a discount value.
- They receive recurring income, which most often, is in the form of monthly interest payments.
- They get to remain truly passive and hands off, and just get to collect their payments until getting paid back in full. We handle all steps of the purchase process and all management of the asset.
What source does the private lender’s funds typically come from? Any available, liquid funds in legal possession of that individual will be sufficient. This could be as simple as a checking or savings account, but some ways might not immediately occur to you as a potential source. Your Self-Directed IRA is one such example. If you are a “cash buyer” you will have the best opportunity to capitalize on house deals we are able to get under contract. To be a cash buyer you’ll need to have capital readily available to fund the purchase price without the need to undergo an underwriting process from a lender or financial institution. This is often preferred by a distressed seller who is looking to close quickly, because the underwriting process of most lenders not only increases the time it takes to get to closing, but also adds another possible obstacle to being able to close at all.
If you wouldn’t consider yourself a cash buyer at this point, that’s okay. We would still love to hear from you, and can absolutely still provide you with an opportunity to buy a property that comes across our desk. If you are seeking to buy with bank financing, never fear, sometimes a seller will accept a bank-financed offer. Also, sometimes our company may look to sell a property we already own from our own portfolio, and will consider bank-financed offers. What’s most important is that we get these transactions accomplished, somehow, some way, so that all parties can benefit in the end.
