Please refer to the map here for a visual on our target market, which shows the SW corner of Pennsylvania. The counties in red are currently our main focus. We have more familiarity with those listed neighborhoods, but we are not limited to just those. If your neighborhood is not mentioned, please do not allow that to discourage your from reaching out. Our company and team are always looking to expand our familiarity of neighborhoods.

We welcome all styles of homes in ANY condition. We actually are most often a fit for properties that need moderate to heavy updates and/or repairs. We are also a great fit for sellers who feel an urgency to sell their house, and don’t want to go through the hassle of listing their property “on the market” (aka the MLS), which involves having to potentially deal with multiple contingencies, realtors, and the frequent pitfalls of bank financed offers. Another major advantage we can offer is buying the house “as-is”- no work necessary. Our ability to seek out both all-cash offers, and creative financing solutions, means that our toolkit can solve most challenges!

We are most familiar with single-family homes and small multi-family properties, which typically include 2-4 units for residential, and about 5-12 units for commercial. However, we are open to larger multi-unit opportunities as well. We are willing to look at both tenant/owner occupied and vacant properties.

When reaching out via one of our forms on this website, please provide info as accurately and comprehensively as possible. This allows us to understand your situation, and gives us a head start together for our next step, which is either a phone call, or a message correspondence to set-up a phone call. The phone call is a great opportunity to get more familiar with each other, and allows us to get an even better understanding of your situation and goals.

If we believe we could be a mutual fit for each other, the next step is for our founder, Rob, to personally come out to the property to take a first-hand look, and run some numbers. If everything still seems on track and compatible for a “mutual-win” scenario, then it’s now time for you, the seller, and Rob to sit down and see if we can reach an agreement. We have a few different types of solutions in our toolkit, so we often can find something that works and makes sense for both parties. Getting an agreement signed can be an exciting time for all involved.

Once an agreement is in place, Loftbridge will do everything in our capabilities to complete the transaction. Sometimes this involves us acquiring the property ourselves and taking the necessary due diligence steps, and other times, we will be utilizing our established network of local investor colleagues and interested home buyers to “bridge” the gap and connect you, the seller, with a buyer that’s a great fit. When we connect others, we stay present throughout the entire process to completion, to help ensure that everything has the best chance possible to be completed successfully.

We are fully committed to this full process being completed successfully, from the first point of communication, to closing day! Beyond that, our goal is to create a positive experience for everyone involved. We are a local, family company that values the personal touch. We want you to be proud to have chosen our company for your home selling solutions, and should an opportunity ever come up again, think of us without hesitation. Like we said in the “Our Company” tab on this website, we don’t want to leave a trail of ashes behind, but rather a trail of flowers to bloom.
